5 reasons smart developers use mezzanine finance

Experienced developers use mezzanine strategically, not desperately: to run more schemes at once, move fast on opportunities, hold cash back against overruns, lift return on equity, and build a track record faster.

The most common misconception about mezzanine finance is that it is a last resort, something developers reach for when they cannot afford the equity. In practice the most successful developers use it deliberately.

1. Run more schemes simultaneously

With £1m in equity you have two choices: put it all into one £3m scheme at 65 percent LTC, or spread it across three £3m schemes at 90 percent LTC with mezzanine. The second option generates three times the deal flow and builds your track record three times faster.

2. Move fast on opportunities

Auction purchases and off-market deals reward speed. A mezzanine relationship already in place means you can commit to an acquisition knowing how the whole stack will be funded.

3. Protect against cost overruns

Preserving cash through mezzanine keeps a contingency fund intact. If costs run 10 percent over, you are drawing on reserves, not scrambling for emergency equity on bad terms.
